St Julian's at a Glance
St Julian's (San Giljan in Maltese) is Malta's entertainment capital and one of its most desirable residential areas. It wraps around the picturesque Spinola Bay, home to traditional fishing boats and some of the island's best restaurants, and extends north to include Paceville — Malta's nightlife district.
The area is a study in contrasts: quiet residential streets with beautiful old villas sit just minutes from the busiest bars on the island. Where you buy or rent within St Julian's makes an enormous difference to your experience.
Key Areas
Spinola Bay
The heart of St Julian's. A small, photogenic bay surrounded by restaurants, with traditional luzzu (fishing boats) bobbing in the water. Properties overlooking the bay are highly sought after. The area has a village feel despite being in the middle of everything.
Paceville
Malta's nightlife hub. Clubs, bars, fast-food joints, and the Portomaso Business Tower all sit within a few hundred metres. Living in Paceville means noise — lots of it, especially Thursday through Sunday nights. Rents are slightly lower here because of the nightlife, which can be an advantage if you're a heavy sleeper or work late shifts.
Portomaso
A luxury marina development with high-end apartments, a Hilton hotel, a casino, and the Portomaso Business Tower (home to many iGaming companies). This is a Special Designated Area (SDA), meaning foreigners can buy without an AIP permit. Properties here are premium — expect €400,000+ for a one-bedroom apartment and €1M+ for seafront penthouses.
Balluta Bay
Technically between Sliema and St Julian's, Balluta Bay is a charming area with a small sandy beach, the iconic Balluta Church, and a mix of old and new buildings. It's quieter than central St Julian's while still being very walkable.
Upper St Julian's
The residential streets climbing uphill away from the seafront. Quieter, cheaper, and a good option if you want the St Julian's postcode without the seafront price tag.

- Nightlife: Paceville has clubs for every taste (Havana, Gianpula, Hugo's). If you prefer something quieter, Spinola Bay's waterfront bars are perfect for evening drinks
- Shopping: Bay Street complex, plus small shops along the main roads. For serious shopping, Sliema's The Point is a 15-minute walk
- Work: Many iGaming companies are based in St Julian's (Portomaso Business Tower, the Dragonara area). Commuting by foot is a real possibility
- Beach: Rocky swimming spots along the coast, the small Balluta Bay beach, and St George's Bay beach (which is sandy but gets very crowded in summer)
Transport
- Bus: Well connected with routes to Valletta, Sliema, and the rest of the island
- Walking: Very walkable to Sliema (20 min along the promenade) and Paceville (5 min from Spinola)
- Taxi/ride-hailing: Bolt and eCabs are widely available
- Parking: As difficult as Sliema. A garage is a significant asset

- Central location with everything within walking distance
- Stunning Spinola Bay setting
- Strong rental demand (great for investors)
- Many workplaces nearby, especially in iGaming
- Active social scene
Cons
- Noise from Paceville — even properties a few streets away can hear the bass at 3am on weekends
- Very expensive — second only to Sliema (and Portomaso exceeds Sliema prices)
- Traffic congestion — the main roads through St Julian's are among the most congested on the island
- Constant construction — new developments are always going up
- Parking — extremely limited street parking
- Tourist crowds — in summer, the area is packed with tourists
Who Should Live in St Julian's?
St Julian's works best for young professionals, especially those working in iGaming who want a short commute. It's ideal for sociable people who enjoy eating out and having an active nightlife nearby. Investors also do well here — rental demand is consistently strong.
It's less ideal for families, light sleepers, or anyone seeking peace and quiet. If you want the St Julian's lifestyle without the noise, look at Balluta Bay or the upper residential streets.
