What student housing costs (mid-2026)
The market trades in two products: rooms in shared flats and whole apartments split between friends.
Rooms (per month, bills usually extra):- Msida / university belt: €450–€600 single room; €650+ ensuite
- Gzira / Ta' Xbiex fringe: €500–€650
- San Gwann / Birkirkara / Santa Venera: €400–€550
- Sliema (the aspirational choice): €600–€800

Where students actually live
Msida is the default: walk to campus, the cheapest central rents, and the deepest supply of student-grade flats. The trade-offs are traffic and tired stock — view before paying anything. Gzira for the seafront-and-social crowd: 15 minutes' walk to campus, better flats, Sliema nightlife adjacent, €50–€100/month premium. San Gwann, Birkirkara, Santa Venera for value: 10–20 minutes by bus or bike, noticeably cheaper, more local-residential feel. Lija/Iklin/Swatar for quiet (and for MCAST's Mosta-side commuters). Malta's academic year starts in late September/early October; the market tightens from mid-August. Tactics that work:
- Start in July. Landlords listing early want certainty; you want choice. Both sides win.
- Take a 12-month lease over a 10-month one if the monthly is meaningfully lower — then sublet legally in summer only with written landlord consent, or treat July–August as the cost of certainty.
- Assemble your group before viewing. "Four of us, 12 months, parents as guarantors, deposit ready" beats four separate room-hunters in any negotiation.
- View everything in person or by live video — never pay from photos alone.
Scam avoidance (international students especially)
The classic: a beautiful Sliema flat at a too-good price, an "owner abroad," a deposit by transfer to "reserve the viewing." It does not exist. Rules:
- Never send money before a contract and verified keys-in-door.

The case against: wear and turnover are real (repaint cycle every 1–2 years), summer voids unless you pivot to short-stay, per-room management is hospitality-lite, and the PRLA's shared-residence rules still require registration and compliance.
Net: in the Msida–Birkirkara belt, well-run student flats are among the highest-yielding long-let strategies on the island (gross yields of 5%+ per room versus the ~4.8% area average for whole-unit lets) — for owners willing to manage actively.
