- Paceville bleed on the lowest streets: Friday noise travels uphill. Walk your shortlist at midnight once.
- Madliena's title and access quirks: private lanes, shared driveways, and decades of villa extensions make the notary's searches and the architect's permit-check non-negotiable.
- View durability: Madliena's sea views over Pembroke depend on what happens below — verify the specific sightline's planning context before paying millions for it.
- Madliena liquidity: villas can take a year to sell at fair value. Buy at honest prices; exit timing is not in your control.
