The Parking Problem
Malta has one of the highest car ownership rates in Europe — over 700 vehicles per 1,000 people. On an island measuring just 27km by 14km, with narrow streets designed centuries before cars existed, parking is a daily headache.
In popular areas like Sliema, St Julian's, and Valletta, finding a street parking spot can take 20-30 minutes. This makes a garage or dedicated parking space not just a convenience but a genuine asset that adds measurable value to a property.
How Much Does a Garage Add?
A standard single-car garage in Sliema or St Julian's is valued at €30,000-€60,000. In some cases, the garage is worth more per square metre than the apartment above it.
In central areas, a property with parking can rent for €100-€200/month more than one without. Over a year, that's €1,200-€2,400 of additional rental income — a meaningful impact on yield.
Types of Parking
Lock-Up Garage (Garaxx)
A fully enclosed garage, typically at street level or below ground. Can be part of the building or a separate structure. These are the most valuable, as they offer security and weather protection.
Car Space (Parking Space)
A designated space in an underground or multi-level car park, usually within a development. Common in newer buildings. Less private than a lock-up but still valuable.
Underlying Garage
A garage directly beneath a building, with the building's weight above. In Malta, the building owner and garage owner can be different people, which creates unique legal situations.
Airspace and Roof Parking
Some buildings have rooftop parking accessed by a car lift. Less common but found in some modern developments.
Buying a Garage
Garages can be bought and sold separately from the property above. Key things to know:
- Title check: Just like property, garage ownership should be verified through the Public Registry
- Planning status: Confirm the garage has proper planning permission. Some garages were constructed without permits
- Access rights: If the garage is in a block with other garages, check your right of way and any shared costs
- Size: Maltese garages are often narrow. Measure before buying — modern cars may not fit comfortably in older garages designed for smaller vehicles
- Height: Check ceiling height, especially if you drive an SUV or van
Planning Permission
Converting a Garage
Converting a ground-floor garage into living space (granny flat, office, rental unit) requires planning permission from the Planning Authority. This is commonly done but not always legally. An unpermitted conversion can result in enforcement action.
Building a Garage
If you own ground-floor frontage, you may be able to build a garage, subject to PA approval. The street width, building line, and impact on neighbours all factor into the decision.
New Developments
Modern developments are increasingly required to include parking as part of the planning approval. The Planning Authority has guidelines on the number of parking spaces per residential unit, though these vary by location.
Investment Perspective
Garages can be standalone investments:
- Purchase price: €20,000-€60,000 (Sliema/St Julian's), €10,000-€25,000 (other areas)
- Monthly rental: €80-€200 in central areas
- Gross yield: 4-6%
- Capital appreciation: Strong — parking demand only increases as car ownership grows and available space shrinks
For property investors, buying an apartment with parking included almost always makes more sense than buying one without — the resale value and rental premium more than justify the extra cost.
