Office Space with Gardens

New in our offices in Malta, 1500sqm premises for rent, which Once renovated, the office space will be split into two large open plan spaces with a reception area in the middle. The office building can either be fully leased out to one tenant or the reception can serve as a separation for two different tenants. The two open plan spaces measure around 700sqm and 650sqm and can accommodate between 190-200 employees in total. The office building will also have 50 car spaces available for leasing and archiving space will also be available for leasing. The site has private access to fortifications with panoramic views of the grand harbour (the roof of the building could be turned into a roof garden/recreation area). Asking price is €275 per square metre and we would prefer to lease it to one tenant or maybe two so that we would not need to go into facilities management, while car spaces are leased at €600 p.a. The office will have all facilities installed (A/C, plumbing, electrical), and will include wall, ceiling and floor finishes, restrooms, light fittings and external apertures and will also be externally finished with landscaping complete. The premises will also have a standby generator. The tenant would need to bring in his own furnishings and given that we are still at the renovation stage, partitions can be installed to close off some of the open space for meeting rooms or offices, at an extra charge.
